           6 xy - 4 y + 6 - 9 x = 2y(3x - 2) - 3 (3x - 2)
                                                   = (3x - 2)(2y - 3)
Therefore,
                 6 xy - 4 y + 6 - 9 x= (3x - 2)(2y - 3)
